Absolute Bargains in the SkiHome Subdivision

SkiHome Subdivision is seven single family homes on the Four O'Clock ski run of Peak 8. Currently, there are two homes in this ideal location that are for sale at great prices. One is just over 10 thousand square feet and the other is just under that mark.

Gold Camp -- Right on Ski Hill Road.

I'm always looking for bargains for my clients, and I like the location -- right on Ski Hill Road -- of the little-bit-70s Gold Camp Condos. I also like how well the condos are laid out, and that there is yard all around the half dozen buildings. So, I looked to see if there were any short sales in the complex and found one. Thinking it might be a deal of the week, I checked it out:

Timber Creeks Estates is a little out of town on the south side of Breckenridge in a beautiful spot at the foot of the highest peaks in the county. Most of the things I've been listing as deals of the week have sold -- DEALS are going quick, so it might behoove the smart buyer to subscribe to a feed of this blog.

At the base of Peak 9, right in downtown Breckenridge, the Village with restaurants and commercial shops of its own is an incredible deal at $499,000. And this is for a two-bedroom, two-bath unit. On sale, is a one-bedroom condo at the Village going for $499,000. Other two-bedrooms are currently listing between $639,000 to $800,000.

The Village at Breckenridge is undergoing a $22 million assessment revamp, which includes
all exteriors, windows, decks and roofs. The seller of this fabulously central location is paying $90,000 of that special assessment.

The unit has more than 1,000 sq. feet, a deck and underground parking. It's a top-floor unit, so the views are incredible.

This condo is an end unit with an extra window, upstairs -- nice view, included off-street parking away from the commercial parking for this condo / commercial complex.  This price in unbelievable and it's the only unit for sale in the building. $150,000
deal-breck-real-estate-march.jpg2010 -- It's the year when real estate buyers are looking for a deal. And here's one in the Summit County Real Estate Market right on the Breckenridge Golf Course. It's a short sale. More than 4 thousand square foot of house on a half acre lot in the Highlands, is going for  $899,000. That's $200/sq. ft. and if sold, that will be the lowest sold price per square foot  low price of any property in the Highlands.

The current owners paid $1,225,000 for the property in 2003.  And the current assessed value is $1,333,789
according to the Summit County Assessors Office. The original list price was more than $1.5 million.

Vacant lots in the Highlands Golf Course subdivision are going for $250 to $350 thousand, which makes this list price look even more attractive.  The property looks out onto the golf course, has great views of the Ten Mile Range and nice interior features.

Less than $700,000 is a great price for real estate so close to town, in such a nice subdivision, and so new. Not to mention it's a really nice house.

 Last week's Deal of the week went under contract within the week, so the good does go quickly.

This property was listed much higher when it first went on the market. At $450,000, this three bedroom, three bath duplex is a great deal.

Victorian style, on High Street which is three blocks east of the center of Main St. Breckenridge. High Street allows the best views of the Historic district, easy walk to post office, shops, restaurants, bus stops and easy to reach in-town hiking trailheads.
